When to replace rather than repair a water heater

Age is the primary factor. Any water heater over 12 years old that needs a significant repair is typically a replacement candidate. The remaining service life is short enough that the repair cost rarely justifies itself. Water heaters that show external rust, are leaking from the tank body, or have pressure relief valves that have repeatedly discharged should be replaced regardless of age.

For units between 8 and 12 years old, the decision depends on what's failing. A thermocouple or heating element replacement in a 9-year-old tank in otherwise good condition makes sense. A gas valve replacement in a 12-year-old tank with scale buildup and a depleted anode rod is a different calculation.
